August Luxury Home Sales in North Jersey Highlighted by Record $12 Million Saddle River Estate

The luxury real estate sector in Northern New Jersey saw significant high-end transaction activity throughout the month of August, marked by several multi-million-dollar closings across key suburban markets. High-net-worth buyers continued to secure premier properties, ranging from vast equestrian compounds to custom waterfront residences. These transactions reflected strong buyer demand for expansive square footage, dedicated leisure amenities, and private acreage.

Across the regional market, the premier homes that traded hands in August commanded closing sums ranging between $2.225 million and $12 million. Each of the featured high-value properties navigated the conventional real estate sales pipeline rather than off-market auctions, underscoring steady transactional momentum within standard brokerage channels. One standout transaction established a new high-water mark for home prices in its respective county during 2026.

The diverse roster of August sales featured distinct architectural profiles catering to varied luxury lifestyles. Notable transactions across North Jersey included a newly constructed waterfront residence boasting a private deck along Lake Hopatcong, alongside a classic Georgian Colonial built in 2001 that closed at an impressive $5.67 million. However, the month's most remarkable activity culminated in landmark transactions recorded in Bergen and Passaic counties.

Dominating the regional sales leaderboard was a grand French chateau-style estate situated at 123 E. Saddle River Road in Saddle River. Closing on August 28 for an astonishing $12 million, the transaction officially registered as the most expensive residential sale completed in Bergen County to date in 2026. Beyond leading county statistics, the closing also secured the title of the highest-priced home sale across all of North Jersey for the year.

The high-profile Saddle River transaction was represented on the listing side by real estate professional Christian Di Stasio of the Christian Di Stasio Group at Prominent Properties Sotheby's International Realty. Achieving the $12 million threshold served as a major milestone for the local marketplace, highlighting the premium value commanded by large-scale gated properties in premier Bergen County enclaves.

Spanning an impressive 12,000 square feet of meticulously designed interior living space, the French chateau-inspired mansion occupies a private, gated parcel encompassing 4.4 acres. The expansive grounds were developed to provide an exclusive compound environment, blending formal landscaping with diverse outdoor entertainment facilities and athletic features.

The outdoor grounds of the Saddle River estate are appointed with an array of luxury lifestyle amenities. The property includes a swimming pool accompanied by an integrated spa, an architectural pergola, manicured formal gardens, a dedicated children's playground, sprawling lawn areas, and multiple stone patio spaces designed for open-air entertaining.

Adding unique utility to the 4.4-acre Bergen County parcel, the grounds are fully equipped for equestrian enthusiasts. The exterior infrastructure includes a dedicated four-stall horse stable and an adjoining fenced grass pasture, offering full-scale equine accommodations rarely found on standard residential estates in the area.

Inside the French chateau residence, the floor plan features six bedrooms and nine full or partial bathrooms. The primary bedroom suite is designed as a secluded retreat, offering a warm private fireplace, dual walk-in boutique-style closets, a spa-inspired en-suite bathroom, and direct access to an exclusive, secluded outdoor patio.

The main living quarters of the Saddle River home provide ample room for both grand gatherings and everyday living. Interior highlights encompass formal sitting and dining rooms, a dedicated mahogany-paneled library or executive office, a family room, an informal dining space, and a chef's kitchen designed to cater to high-end culinary needs.

The lower level of the residence is fully finished as a walkout space dedicated to wellness, recreation, and entertainment. It features dual private fitness rooms, a dedicated massage treatment room, a relaxing sauna, a lounge complete with billiards, and a custom climate-controlled wine cellar. An interior residential elevator connects and services all three finished levels of the mansion.

In nearby Passaic County, high-end residential activity was highlighted by the notable sale of 27 Mountainwood Court in Totowa. The custom Mediterranean-style villa officially traded hands on August 21, fetching a final purchase price of $2.35 million to lead the county's recorded luxury transactions for the month.

The Totowa transaction was brought to market by listing agent Taylor Lucyk, representing The Taylor Lucyk Group at The Agency One Rock. The residence is situated on a lushly landscaped parcel spanning nearly 2.5 acres, providing extensive privacy and generous natural surroundings within a suburban neighborhood setting.

Having undergone extensive recent renovations, the Mediterranean-style villa spans five bedrooms and seven bathrooms. Among its primary accommodations is a main-floor primary suite appointed with a dual-sided fireplace, double walk-in closets, and a spa-like bathroom, allowing for convenient single-level living arrangements.

The home's interior architecture emphasizes open-concept entertaining and natural light, anchored by an expansive great room wrapped in continuous walls of windows. The gourmet kitchen is equipped with premium-grade appliances and upscale finishes, while the home also offers a dedicated hospitality lounge with a built-in wet bar and a finished lower level for additional functional space.

The exterior of the Totowa villa delivers a resort-inspired setting, featuring an in-ground swimming pool and a private children's playground nestled amidst the landscaped grounds. Together with the landmark Bergen County closing, August's sales underscored strong high-end activity across North Jersey's diverse county landscapes.
